All buildings require maintenance programs from the time of their substantial completion. Deferred maintenance often causes unfortunate and acute failures in building systems, sub and super structures, and finishes. Under our mantle, we assign the right expertise to suit the condition and budget, and execute conservation towards preservation master plans.
For each assessment, our office assembles a team of experts under a single mantle of administration and management. Our stabilization/conservation/restoration assessments cover a vast range of work, including decorative paintings and other ecclesiastical art, plaster walls and ceilings, exterior masonry, roofs, stained glass, and existing structural, mechanical, electrical, and plumbing conditions.
Our analyses include professional cost estimates that are prioritized by categories and phases from urgent to contingent need, in order to aid the owner's financial planning. This serves to establish a work schedule to address both deferred and ongoing maintenance.
It is not uncommon for buildings to have sidewalk vaults that contain utilities, especially many older buildings which employed vaults for coal bins and chutes. Older structures are susceptible to damage due to age or poorly maintained structural and water-proofing systems at the retaining walls and sidewalk deck.
